Rental & Maintenance Collection Software for India

One book often holds two different taxes: society maintenance, and the hire of chairs, shamiana, or other goods. This desk keeps them apart, and it states the maintenance exemption with its limit.

Next step: message or call, and we will walk this sample book against the way your team works. Pricing follows that conversation.

What this usually fixes

Maintenance and hire are added as if they were the same bill.

A society receipt and a rental challan do not carry the same GST. Mixing them makes the return harder than the collection.

Overdue flats are a WhatsApp thread.

Someone promised to pay. The promise is a message. The next month starts without a list of who is still short.

Gear that is still out is not on a list.

Chairs and shamiana leave for an event. Return day is a memory. Damage and the balance are argued later.

What the desk holds

Maintenance with the exemption written on it

Member maintenance in the sample is GST exempt up to ₹7,500 per member per month. The line on the book says that limit, so a higher charge is not silently treated as exempt.

Hire of goods at 18%

Chairs, tables, and shamiana in the sample are taxable at 18%. The total on the challan includes that tax.

Overdue and part paid

A flat can be overdue, part paid, or paid. The overdue figure is the sum of the overdue rows.

Out, booked, returned

Hire status so the office can see what has not come back.

How a build usually starts

  1. 01

    Separate the two books

Maintenance receipts and hire challans stay in different lists, even if one person collects both.

  2. 02

    Set the maintenance amount

If it is within ₹7,500 per member per month, the sample treats it as exempt. Above that, GST applies and we will not hide it.

  3. 03

Add the hire stock you actually own

The items that go out, the deposit you take, and what ‘returned’ requires.

Questions before a demo

When is society maintenance exempt from GST?

Maintenance collected from members is exempt up to ₹7,500 per member per month. The sample states that limit on the book. Amounts above it are not exempt.

Is chair and shamiana hire exempt too?

No. Hire of goods in the sample is at 18%. It is a different supply from member maintenance, and the desk does not put them on one tax line.

Can a society and a rental business share a login?

They can share an office and still keep two lists. Whether that is one system or two is a scope question, not something this sample decides.

Are the flats and parties on this page real?

No. It is a sample book, not a customer account and not a society we manage.
